Here are a few "bigger picture" tips to improve the value of your home.

1. Get The Whole Neighbourhood Involved.

When you have a community of homeowners with a single-minded goal, it can be quite the force in bringing up the value of the whole neighbourhood. Children's clothing swap meets, Community Fairs, Street Days, Community Gardens and local performances are all ways of bringing people from other parts of the city to yours. With all the community out and pitching in, it sends a positive message to potential buyers that where you live is a special place indeed.

2. Maintenance En Masse.

You can spot a homeowner a mile away. The lawn is always nicely manicured, the leaves are raked and the sidewalk is cleared of garbage. Renters, on the other hand, don't seem to care quite as much. So how do you keep the neighbourhood consistently stunning when renters are reluctant to pitch in? Order maintenance as a group. Talk to your neighbours about contracting landscapers for the whole block. You'll get a greatly discounted group rate, free up your weekends, and the whole block (even the landlords) will thank you for it as property values soar.

3. Push For Press

If you live in a sleepy little neighbourhood that's off the radar of the papers - do something about it. Think of a newsworthy event and write some press releases. Invite a few journalists out to your next community event. Or even better, get together with your neighbours and organize a PR campaign through a professional agency. With a few carefully chosen headlines, your quiet little neck of the woods could become the next real estate hotspot.

Vancouver Christmas Market

Wow. What a great idea. Now you can do all of your Christmas shopping in one place.

You know, this is one of the reasons I love living in Vancouver. Where else do you find things like this? Well, I guess a few other places - but not many!

Last year the Vancouver Christmas Market was named as one of Ten Most Spectacular Holiday Markets in the world.

If you are interested in checking it out, it's only on until December 24, 2011. Hours are 11am-9pm (but be warned, it closes a little earlier on Christmas Eve 6 pm).

West End Fitness


There is a certain body image that is adopted by residents of the West End. It fits nicely into a pair of Lululemon pants, works well with a stiff collared dress shirt and is perfectly suited for English Bay tanning.

In the summer, these bodies are shaped with runs along the sea wall, outdoor yoga at David Lam Park and dragonboat training along False Creek. But what about the winter months, when the rain returns? Where do all the beautiful people go to maintain their athletic physique?

The answer: residents of the West End are spoiled with an abundance of private and public gym and fitness centres. Open early and closing late, these facilities are the perfect getaway for condo owners intent on keeping their bodies firm and tight. My Apologies to the Mailman

I have to admit, I've been on a roll.

As soon as I advertise a property: It sells.

>Excuse me while I polish my knuckles on my shirt.<

Look at this great one I just promoted through direct mail in the West End. 

The postcards went out. The place sold. Just like that.

This is great news for my sellers. But think of the poor mailman. 

He just gets around delivering my notice that this fantastic two bedroom is up for sale, and then, what does he have to do? He has to make the rounds again, just a few weeks later, saying it's sold.

I feel for his legs. 

But the owner's are happy. The client's happy. I'm happy. Everyone is happy, I guess, except for the mailman.

The Cost of Groceries

One thing you need to consider when buying or selling Vancouver real estate is the difference in pricing at the supermarkets from one area to the next.

Where you live in the city can actually make a difference in amount you'll spend each week on the necessities. Fifty cents for eggs here, and a dollar for yogurt there may not seem like much, but when you're buying groceries every week, it can all add up.

For example, I compared prices between the Dunbar area (the IGA on 41st and Dunbar) with the Main and Broadway area (Buy Low Foods).

It confirmed my theory, for the most part, that the price of groceries corresponds with the cost of the housing in the area. But for those not factoring in the markups, it can be another cost to consider.

Finally, one thing to keep in mind before moving is the nearby markets. The West End has fantastic little grocers for organic food - same with Main Street and Commercial, at reasonable prices. Look for farmer's markets and community gardens too.

Vancouver, Vancouver, Vancouver

Sometimes you just need to shake your head.

What happened?? How embarrassing.

Our beautiful city went all "Stu in Thailand" (from the Hangover 2) on Wednesday. 

Well, those riots were certainly ugly, and losing the cup at the very last game was sure a drag. But we did bounce back fairly well. 

1. The Cleanup was amazing. Talk about a city redeeming itself. 
2. The love we showed the police for keeping the city safe - just check this out: Much love in Vancouver.
3. This picture is great. Hopefully it's the way we remember the riots, there's always room for passion, if it's the good kind. 

 It's sunny now. Time to put the unfortunate actions of a few crooks, and a bunch of drunk kids behind us and enjoy the best summertime city in the world.

Recently Published


Last week I was contacted by the Vancouver Observer to comment on the news that Vancouver home prices now exceed New York and London. I was asked a number of questions about the current housing market in Vancouver. Below I have posted the entire article written by Jenny Uechi, the Managing Editor of the Vancouver Observer.


Andrew Hasman has been in the business since 1993.  

"The local person is completely out of this market," he said. While skyrocketing prices have made business good, Hasman said that the current market, with housing prices rising 10-15 per cent each year, is unhealthy.

"Anytime you have extremes in markets, it's never healthy," he said. "You end up with a bubble. If the local economic base can't support these levels, then at some point you're going to have a lot of people burned big time.  It's not sustainable."

Leading real estate professionals reacted today to yesterday's news that home prices in Vancouver now exceed New York and  London's. One realtor said he believes that buyers from Mainland China have pushed the local buyers out of the market. Each cited homes bought and traded like stocks and bonds and investment properties sitting empty, but some see the Chinese home rush as a bonus to Vancouver, while another sees it as a liability.

"Many people who buy here aren't buying because they're moving here," said Hasman. 

"They're buying on speculation or to park money here ... There have been cases where people come and purchase five or six houses. No one needs five to six houses unless you're speculating."

Overseas buyers from Mainland China have been the driving force behind the price rise, Hasman said. "That's what's driving the market, really -- of single family homes that have sold in the last 18 months, I would say, they're conservatively 70 per cent, probably 80 per cent of the buyers," he said. 

He said that in some cases, the houses are placed back on the market within weeks, at a 10 per cent higher price, or simply remain empty.

Anthea Poon is a local-born agent who speaks Cantonese and some Mandarin as well as English and French. She said her skills have helped significantly in serving the Chinese clients, who  make up half of her clientele. 

Poon said that Chinese buyers view West Vancouver as the most desirable location, though East Vancouver has also started to be in demand. "Many of them are coming with cash on hand, literally. And they're buying properties at that moment." She said that the typical house in the Cambie area -- which is "hot" at the moment  -- average around $1.4 - $1.5 million, while homes in the Dunbar area are closer to $2 million. 

The high volume of foreign home buyers has provoked some unease among locals in Vancouver. Real estate entrepreneur Cam Good, whose company The Key caters largely to China-based clients, wrote in The Vancouver Sun that his office was recently "inundated with emails" by people fearing a "Chinese takeover". 

Poon said that the fear of outside buyers is unfounded, and that many Chinese buyers are here with the intention of settling down for their child's education or to enjoy a higher quality of life. "I've been fortunate to work closely with Chinese buyers and investors over the years and they are very humble, genuine and open minded people," she said. 

However, with the average Vancouver home costing many times above the average annual income (the average home in Vancouver is 9.5 times the city's median houshold income of $63,000), some people have been calling for government to step in and restrict foreign ownership. Former city councillor Peter Ladner said last month that  countries like Australia restrict foreign ownership and that Vancouver should be considering the idea. 

Poon, however, believes that shutting out Asian investors would be a mistake and would reflect negatively on Vancouver's reputation. 

"Chinese investment is a big reason we were able to survive the global economic downturn as well as we did," she said. "How can we set impositions on the very people who believed in and supported us throughout the economic recession?" 

Hasman, meanwhile, believes that government may have to step in to bring the prices down and make housing more affordable.

The WestEnder


The West End is a unique corner of Vancouver's ever expanding community. It contains high-rises, character homes, quaint townhouses and plush condominiums. It is the most densely populated area in all of Canada. It also borders Canada's largest urban park.

The West End contains Vancouver's cultural heart, it's largest green space and the homes to some of the cities wealthiest and most important citizens.

Spring Fever in the West End of Vancouver

Why is the spring such a good time to buy real estate in Vancouver, BC?

1. It is still kind of cold. Vancouver West End Real Estate sells best in the sun. There is the beach, and the beautiful people and when they are out in the sunny weather - it looks like, and is, the best place to live in the world. You can get an incredible West End condo or West End Vancouver apartment when there are less people to bid against.

2. It's tax time. Your competitors for that house are busy! While they are filing T4s you could be honing in on the deal of a lifetime. Taxes can wait when it comes to picking your dream house.

3. You're buying the straight goods. Chances are home owners haven't been renovating over the winter, so you can buy a place that needs a fresh coat of paint, or a few nails in the staircase, fix it yourself, and save a bundle. Trying to buy a home that has been recently renovated is like trying to take a baby from its mama. You are better off getting in early, before the renovations inflate the price.

4. Money is tight in the spring. Spending is always down in April. Most likely it ties in to Point 2, but if you are looking to buy prime West End Real Estate in Vancouver, BC - then you need to do the opposite of what the market is doing. If they are holding tight, it's time to spend, and get a better deal.
